How much do I charge for a 250x250 banner ad?

Some stats: ~40000 uniques per month.
It's very niche, and we have a large company wanting to advertise with us. Any ideas how much we should be charging?

The ad will be a 250x250 banner ad above the fold on our sidebar.

Note that we are completely legal (no warez, etc).

Bottom line is you need to know what kind of value you can create for the advertisers. You're not Google, but you can look at PPC Bids for related keywords to know where the ceiling is.
